Who can apply?

Third-country nationals (non-EU or EEA) who have full ownership and possession of real estate property (-ies) in Greece, providing they paid a minimum of €250,000 for real estate property (-ies) and have a permanent establishment in Greece that meets the time criteria.

Family residency plans

Residence Permit will be extended to family members, children, spouses, and family members.

You can earn your residency by investing a minimum of EUR 250,000 in homes, donations, or creative start-ups. If the investment is maintained, the visa is issued for five years and can be renewed every five years. To keep and renew the Residence Permit, you do not have to dwell in the nation.

High Standard of Living

No Residence requirements

There is a modest minimum need for physical presence days. Nonetheless, the investor must be approachable at the specified address and must not spend more than 365 days outside of Greece during the visa’s validity period.

The European “Residency Permit Programs” provide permanent residence permits to the owner, his or her spouse, parents, and children, which must be renewed every five years.

Third-country individuals (non-EU citizens) who intend to purchase property in Greece

with a value of €250.000 or more may apply for a 5-year residence visa under Law 4251/2014.

Only the family members of the above-mentioned individuals are eligible to apply for the permits. The provisions of this Law apply to spouses, direct descendants of the spouses under the age of 21 (children), and ascendants of the spouses (parents).

For non-EU/EEA international investors wishing to get an entry visa and a residence permit

for Greece's investment activities,

Greece has established a flexible and quick procedure.

Company executives involved in the implementation and/or operation of the investment project may also be awarded residence permits.

Depending on the size of the investment, up to ten permits (for investors and executives) may be awarded.

  • Property documents showing ownership of property.
  • Valid Passport of all family.
  • Birth certificate (dependents).
  • Proof of Tax Number in country of residence.
  • Marriage certificate.
  • Criminal record (all family over 16 years old – country of origin and place of residence, if different).
  • A document that states that the children are dependents – university letter and payment proof of tuition fees/children over 18 must deliver proof they are single / not married.

Renewals (end of year 1/3/5) – in addition to the documents listed above, proof of legal minimum stay within Greece, airline tickets, expense receipts, and hotel reservation are required – the birth certificate and marriage certificate are not required – bookings can be made up to three months before the card expiry date.

Except for the passports and proof of stay, all the other documents need to be either apostilled or legalized in Greece’s consulate.
